Market Updates for December!

 

Last month was a pretty typical December for Benton and Washington counties. The first thing to point out is the 82.8% jump in expired listings. We almost always see expired listings jump significantly in December, because many sellers sign listing agreements that run through the end of the year, and then they will decide how they want to proceed in the new year. The only other weird data point (besides the median days to sell still not calculating correctly in our system) is the 12-month change in new listings was 0.0%; because it was the rare time when 2 months an entire year a part were the exact same (819 in Dec 2024).

 

It was nice to see the uptick in sales from November. There were over 140 more closed residential transactions accounting for the additional $50M in total sales dollars compare with November 2025. This may not be much of a surprise though since many buyers like to close on their new homes before the end of the year.

 

The only distinct note of potential trend changes was that the ratio of sales price to original list price was 97.7%. This is still a high percent; meaning sellers aren’t having to come down much from their original list price to find buyers. The interesting part is December was the first month this statistic has been below 98% since January of 2019.
